The Lot Map

Plot the release. Sell it off the map.

A development is a map before it is a building. Draw the parcels, the streets, the model home, the sales centre and the amenities, and each lot becomes a record a buyer can be shown and a deposit can be taken against. Lots carry their own status, so a plan reads as availability rather than as an architectural drawing.

Land, Entitlements & Design

The pro forma that decided to build, the permit that gates every milestone, and the drawing set every trade quotes from, all held as records rather than spreadsheets, emails, and PDFs.

The Pipeline of Sites

Sites under review, under option, and under contract sit in one pipeline with their asking price, their owner, their option expiry, and the reason the last one was passed on. An option that expires in three weeks is a date with an owner rather than a memory. Due diligence carries a checklist and a deadline: title, survey, soil, environmental, utilities, access, encumbrances.

Pro Forma Becomes the Baseline

The pro forma carries unit mix, assumed price per unit, absorption rate, and construction cost per buildable metre. Residual land value works backwards from revenue, cost, and the return the capital requires. When the site converts to a project, the assumptions seed the opening budget and the pricing schedule. The assumption made in March is measured in October: actual cost and actual absorption report against them for the life of the project.

Every Consent, Its Owner, Its Expiry

Zoning, planning consent, building permits, environmental sign-off, utility connections, and pre-sale registration. Each carries its authority, submission date, review period, conditions, and expiry. A permit that lapses before the work it covers is scheduled is visible weeks ahead. Conditions of consent carry an owner and a deadline before they become occupancy problems, so the drainage condition attached to planning consent is a task rather than a footnote.

Permits Gate Construction and Sales

A building permit issues and files against the project: the milestone it gates opens in the construction programme, the trades whose mobilisation depended on it clear to schedule, and the pre-sale registration the jurisdiction requires records against the units it covers. When the authority asks for the file, it already exists.

One Current Drawing Set

Drawing sets by discipline and revision, issued to the trades and consultants they affect with a record of receipt. Superseded sheets stay in the archive. Submittals and shop drawings route for review against the set they belong to. The most expensive rework on any project is the one built correctly from the wrong revision.

RFIs With an Owner and a Deadline

Every open question carries an owner, a deadline, and the work it is blocking. The mechanical rough-in that cannot start until a ceiling height is confirmed is visible as a blocked milestone rather than as a delay somebody explains later. A question with no clock on it is a delay with no owner.

The Specification the Sales Catalog Quotes

The finish schedule the buyer chose from is the one the site builds. One specification sits behind the sales catalog, the contract, and the punch list, so the tile the buyer selected in the showroom is the tile the inspector checks at handover.

Structured Bid Intake

Subcontractor proposals arrive through a structured form with scope, price, and timeline as fields, not as a voice note. Three tenders for the same scope compare like for like. What each bid excludes is a field, which is where the cheapest tender usually stops being the cheapest. The awarded scope executes in Sign, filed against the project, the trade, and the cost category.

No Insurance Certificate, No Mobilisation

A contractor whose liability cover lapsed last month cannot be scheduled. The certificate, the licence, and the safety induction each carry an expiry, and the gate is enforced before mobilisation rather than discovered after an incident. The compliance gate is cheaper than the claim.
