The buyer side is where the audition is hardest to win, and Calisto gives you its equivalent of a listing presentation: a branded shortlist link with live availability, price history, floor plans and a slot to book. The intake form captures budget, timeline and financing before anyone gives up a Saturday.

No. A CRM stores leads. It does not build the presentation that gets you the listing, verify the buyer before the tour, run the client portal, issue the lockbox code, sign the contract, or journal the commission with the lead source attached. Follow Up Boss and kvCORE need four more subscriptions beside them to do that.

Both. Calisto connects to 25+ MLS systems for IDX search, pipeline listing data and showing status, plus syndication to Zillow, Realtor.com, Rightmove, Domain, Idealista and 20+ portals worldwide. In markets with no MLS, which is most of LATAM and much of Africa, the listing catalog is the source of truth.

Digital lockbox codes generate with time windows and auto-expire rules, so a buyer has access for their showing slot only. A geofence detects when they leave the property and triggers the feedback request, which flows straight into the seller portal before the buyer reaches their next showing.

Exactly where it should be. Calisto coordinates the closing rather than replacing the professional who holds client funds in your market: every party gets their task and their deadline off the transaction checklist, the documents file under the deal as they arrive, and the commission journals from the deal record once the closing is confirmed. Brokerages that hold client money themselves have a separate answer.

The brokerage side

The platform does not change. Start with Deals, Voice and Sites. Add lead routing, scorecards and ISA workflows when there is a team to route to, then multi-team dashboards, recruiting pipelines and compliance tracking when there are offices to govern. Nothing already running gets replaced, and the login never changes.

No. The property is one record. The listing you marketed for sale and the unit managed as a short-term rental are the same record, so the sale pipeline in Deals and the rental calendar in Bookings read it together, the turnover crew dispatches off it, and the owner statement carries your commission and your management fee side by side. Your seller becomes your owner without you rebuilding their history somewhere else.

How the rental side runs

The CRM and recruiting pipeline, transaction coordination, e-signatures, the brokerage and agent websites with IDX, commission management, trust accounting, reviews, paid media, agent training, compliance, and brand standards. All of them read and write the same record, so agent production, the commission plan, the trust entry and the compliance file are one dataset on different screens.
