Procore has no CRM. Buildertrend has a basic homeowner directory. Calisto provides a full sales pipeline for property development: buyer registration from the website and from model home visits, lot interest tracking and reservation management, proposal generation, purchase agreement e-signatures, and automated nurture campaigns. Every buyer touchpoint is tracked from first visit to closing.

Marketing & Lot Releases: Not a Separate System

Neither Procore nor Buildertrend has marketing tools. You use Mailchimp for emails, social media manually, and a separate website for lot availability. Calisto Studio runs automated marketing campaigns: lot release announcements, construction milestone updates to buyers, model home open house invitations with RSVPs, and closing celebration emails. For large-scale commercial construction with deep RFI/submittal workflows, Procore remains stronger. But for residential development where the goal is building and selling, Calisto provides construction management plus the entire sales toolkit that Procore lacks.

Calisto's Seat Designer in lot-map mode lets you draw your entire development: lot parcels, streets, amenities, model homes, sales centers, and building footprints. Each lot element links to inventory, pricing, and buyer data. The map renders as interactive SVG with real-time status updates: available lots in one color, reserved in another, under construction in a third, sold in a fourth.

Yes. Calisto tracks construction milestones with associated draw schedules. Progress invoicing generates automatically at each milestone. Buyers (or their lenders) receive draw requests through the buyer portal. Payment collection happens through any of 75 supported gateways. Everything syncs to QuickBooks or Xero.

Calisto tracks warranty items through Assure (inspection checklists) and Ops (work orders). Buyers submit warranty requests through their Navigator portal. Your team receives, triages, and dispatches warranty work orders. Subcontractors get assigned with scheduling. The entire warranty lifecycle is tracked in one system.
