Neither supports monthly invoicing for corporate tenants, weekly rates for relocation clients, or blended billing where short stays are nightly and long stays are monthly. Calisto handles all three billing modes natively, with automated invoice generation for long-stay tenants and corporate account management on custom rate plans.
Tenant Portal: Not Just a Guest App
Vacation rental guest apps show check-in instructions and a WiFi password. Hotel apps show room service menus. Serviced apartment tenants need maintenance requests with photo upload, lease documents signed through Sign, payment history and an upcoming invoice preview, package notifications, and community updates. Calisto Navigator provides a full tenant portal with all of these, plus digital keys in Apple Wallet and Android, and messaging.
Housekeeping & Maintenance: Hotel-Grade Ops
Guesty has no housekeeping tools. Apaleo has basic room status. Serviced apartments need scheduled deep cleans for long-stay units, daily service for short-stay rooms, maintenance work orders with vendor dispatch, and photo-documented unit inspection workflows between tenants. How does Calisto handle both short-stay and long-stay guests?
Calisto treats each unit as a hybrid entity. Short-stay reservations use nightly rates with OTA channel distribution. Long-stay tenants use monthly billing with corporate invoicing. The same unit can switch between modes based on your availability strategy. Housekeeping schedules automatically adjust based on stay type.
Does Calisto support corporate housing programs?
Yes. Calisto includes corporate account management with negotiated rate plans, direct invoicing, tenant portals with lease management, and dedicated check-in workflows. Corporate clients get their own portal with booking history, invoice access, and employee stay management.
What about lease management and e-signatures?
Calisto Sign handles lease documents, rental agreements, and corporate contracts with legally binding e-signatures. Documents are stored in the tenant profile and accessible through the tenant portal. No DocuSign or separate e-signature subscription required.
How does pricing work?
Setting up costs nothing and no card is required. You get full access to all 100 products with no feature restrictions. Core and Enterprise carry no additional cost. Commerce is a 1% revenue share. Every other suite is priced per app in the Marketplace.
Why do you charge a percentage of revenue?
Because it makes us partners, not a vendor. A flat subscription means your software company collects the same fee in your best month and your worst. A revenue share means we only grow when you grow. Slow month or off-season? Your bill scales down with you.
